The lower monthly price does not always produce the lower total. Compare the same planning period, include setup costs, and keep refundable deposits separate from spending.
Start with two options that meet your needs
A furnished room in supportive housing and an independent apartment can differ in privacy, space, support and responsibilities. Check those differences first. This calculator compares the numbers you enter; it cannot decide whether either living arrangement is suitable.
- Build a monthly total for each option. Add the quoted housing charge and any separate recurring utilities or fees. Keep categories consistent.
- List setup spending. Include furniture you would buy, delivery, moving, connection charges and non-refundable fees. Use written quotes where possible.
- Separate refundable money. Enter deposits separately. Their return depends on the agreement; the calculator does not assume when or how much will be returned.
- Choose the same number of months. Use a period that both arrangements permit. Recalculate if your likely stay changes.
Furnished versus unfurnished cost calculator
There are no preset housing prices. Enter every amount, using 0 where you have confirmed no charge. An unknown cost should remain blank until you can verify it.

Why the length of stay can change the comparison
Illustrative figures, not Ocean Breeze rates: suppose a furnished option totals $1,400 a month with $200 in setup spending. An unfurnished option totals $1,100 a month with $2,000 in setup spending.
- At 3 months: furnished is $4,400; unfurnished is $5,300.
- At 6 months: both total $8,600.
- At 12 months: furnished is $17,000; unfurnished is $15,200.
The monthly difference is $300, and the setup difference is $1,800. Six months of that monthly difference equals the setup difference. Refundable deposits are separate from all three spending comparisons.
Check cash timing and the non-price differences
The first-month-plus-setup figure combines the entered monthly amount, setup spending and deposits. It is a planning amount, not a payment calendar. Ask which charges are due at application, acceptance, move-in and later dates.
The calculation assumes unchanged monthly costs and includes all entered furniture purchases as setup spending. It does not estimate furniture resale, refunds, financing interest, rent increases or partial-month charges. If you already own furniture, include only the additional spending relevant to this move.
Keep notes on room privacy, accessibility, storage, support, location and written terms beside the totals. A lower figure alone does not make two homes equivalent.
